As for newly built homes, home builders typically offer their own builder warranties to homebuyers. There are usually two types of warranties: a limited builder warranty and a structural warranty. 

The Two Types of Builder Warranties

A limited builder warranty may include coverage for major systems like HVAC units, ductwork, plumbing and electrical. They are considered “limited” because of certain common stipulations, like no coverage for damage due to homeowner neglect or weather.

A structural warranty would cover major faults in design or construction, or structural defects like foundation problems. Structural warranties are one of the most important to have, because the elements they cover are the most expensive to fix and can create an unsafe living environment if not addressed.

Additional items covered by a new-construction warranty might also include: windows, doors, trim, floors, drywall, and insulation. Every warranty is different and the home builder will provide a detailed list of what’s covered and for how long. They should also inform you how to request repairs.
